Why TWO Newsletter Mailings????
Details
The company charged with printing and mailing the latest newsletter and Owner Information Form managed to do everything wrong. In spite of our explicit directions to mail everything in a single envelope, they mailed the documents separately. The print quality was so bad that the documents were barely legible.
To correct the situation, we fired the provider and have refused to pay for either the printing or the postage. The Board printed fresh copies, stuffed envelopes, and mailed them with a return envelope on 1/12. These should arrive as soon as Friday the 13th.
Sorry for the confusion.

Owner Information Forms
The Association has a legal obligation under state law to gather and periodically update owner and resident information in a master database. This information is never shared with any third party, and is used only for internal administrative use and communication, especially important in the event of an emergency.
There are two ways to complete the form:
We will mail paper copies to all units. Fill them out; mail them USPS in the enclosed, stamped envelope.
Download the editable pdf. Type the correct responses into each cell. Then save and email the saved pdf to APM as an email attachment. See instructions below.
How to complete and return the Online Information Sheet:

Recycling Bins

A few of you have reported that you currently have no bin for recycled waste, and would like one.
Our waste hauler does not provide these conmtainers as part of their service, but since they do not mandate that we use a specific type, you can purchase and use a simple plastic tote, available from many retailers.
They come in many sizes, depending on your needs.
A Loss for Us All
Details
It is with the greatest sadness that we must share the news of Board President Bob Willoughby's passing today. It was a great pleasure knowing Robert and a true honor to serve with him as a Board member. His energy, hard work, and willingness to shoulder the hardest burdens resulted in major--and often under-appreciated-- improvements throughout Silver Valley.
Those not privy to the many challenges of managing a community this size can little imagine the true scope of his accomplishments. The effectiveness of his leadership leaves behind a monumental and indelible legacy in our community.
Thank you, Robert. And thank you, Diane, for sharing him with us.
Guest Parking Only
Details
We have attempted to politely remind residents that our Guest Parking areas are for Guests only, on this website and in newsletters.
Unit owner vehicles are to be kept in the respective unit driveway or inside the unit garage.
When residents use guest parking spots, they are unavailable to guests.
Please show your neighbors some courtesy.
We have installed signs throughout the neighborhood as a reminder, and fines of $25 per day will be levied on offenders.
Report violating vehicles and license numbers to the management company.

New Budget Approved for 2017
Details
This year’s budget for the Silver Valley Condo Association is larger than the 2016 budget by $23,185.00, an annual increase of 11%, which will be accompanied by a corresponding 11% increase in monthly fees in 2017. A copy will be mailed to each owner; and you may download a copy now.
Association members have recently voted again to waive fully funding of our Reserve Fund, by a substantial majority. Unfortunately, we can no longer ignore ongoing preventive maintenance and repairs, and the staged replacement of several capital assets that continue to deteriorate.
The 2014-15 assessment went a long way to repair our core capital asset concerns, but new challenges remain, including: hillside erosion; common element maintenance; spot repairs to original concrete sections that have failed since the last major street project in 2014; retaining wall replacement; and the ongoing cost of tree maintenance, stoop repairs, light post maintenance, chimney cap replacement, among others.

Many of our garage doors are in bad shape. In fact, lower panels on several units have lost their paint entirely, and are starting to rot. We ask that all unit owners accept responsibility for cleaning and painting their entrance and garage doors, as needed.
Guest Parking
Guest parking is for guests. Please do not use the guest parking spaces for personal vehicles.
Children at Play
We have children playing on our streets. Please drive slowly, put down your cell phone, and watch for kids who may run in front of you.
Pets to be Leashed
All pets must be leashed when outside the condo unit. Dogs and cats. This is both a condo regulation and a city ordinance.
