Details
The Siver Valley Homeowners Association has received permission from the Munroe Falls Police Department to fire a loud pistol to scare away the geese. It will be fired twice daily: in the morning after 9 a.m. and again in the evening.
New Fire Hydrant Installed 4.5.2017
Details
Crews from A Crano Construction installed a new fire hydrant at the end of Olson Spur today. City Service Director Jim Bowery attended, and the job was completed in a single day. Once the backfill has a chance to settle, our landscapers will clean the disturbed area and add appropriate plantings.
Meanwhile, crews from Impact Landscaping were working throughout the Association today, cleaning up leaves and other winter debris.
Additional erosion control projects will begin as weather and soil conditions permit.
Rules and Regs Revisions

At this writing, a revision to our Rules and Regulations is being printed for mailing to all residents.
An ad hoc committee of our neighbors—one from each street—gathered on several evenings to discuss and evaluate the previous document with the goal of improving both its form and content. The document was then submitted to Kaman & Cusimano for review and comment before being edited into its final form by the Board. We hope to have these spiral bound booklets in the mail before the end of April. In the meantime, we have posted a pdf version here and on the Get Help page should you wish to download a copy.
Our sincere thanks to the committee. It was reassuring to see them bring their experience and thoughful evaluation to this process. Moreover, it was gratifying to see mature citizens compare and contrast their views in a civil discussion that proved comity is not dead.
New Fire Hydrant Needed - Olson Spur
Details
The Association has been instructed by the City of Munroe Falls to either repair or replace the fire hydrant in front of 90 Olson Spur. Several attempts were made to repair the old hydrant, to no avail. Ultimately, A Crano, a local contractor with experience in hydrant repair and replacement, has been contracted by SVCA to excavate and remove the old hydrant, and install a new one in its place.
Unfortunately, this process demanded that we remove the large pine in the Common Area adjacent to the hydrant to allow work crews access.
Due to the importance of proper hydrant operation to community safety, this project was a necessity, not an option.

Details
Crews from John's Tree Service will be on our property next week (first week in April) trimming and removing trees. We have several large, older trees with large cracks that pose a danger to walkers and nearby buildings. Others are too close to building exteriors. Some are keeping sunlight and air from drying wet areas.
Tree maintenance is the first step in our 2017 program to address several capital asset problems. Impact Landscaping will follow up in the next few weeks to address severe erosion that has long plagued sloping areas behind SVB and Olson Spur. Extremely heavy rains of the last few seasons have washed heavy deposits of silt into gravel drainage beds, defeating their original purpose.
Our accompanying photo shows the long, muddy hillside between Olson Spur and the rear of Ridge Side Court. Several trees will be removed from this general area, and others will have lower limbs removed. The combination of improved air flows and increased sunlight will allow grass and other plants to grow, and slow this dangerious erosion process.

To eliminate confusion about which outdoor light replacements are approved by the Board, a page at the end of the new Rules and Regulations provides several samples of acceptable styles and sizes.

Please remember to file a Request for Change form before replacing any exterior lights.
Many of our garage doors are in bad shape. In fact, lower panels on several units have lost their paint entirely, and are starting to rot. We ask that all unit owners accept responsibility for cleaning and painting their entrance and garage doors, as needed.
Guest Parking
Guest parking is for guests. Please do not use the guest parking spaces for personal vehicles.
Children at Play
We have children playing on our streets. Please drive slowly, put down your cell phone, and watch for kids who may run in front of you.
Pets to be Leashed
All pets must be leashed when outside the condo unit. Dogs and cats. This is both a condo regulation and a city ordinance.
