2015 Capital Repairs
Details
Long-suffering residents on Olson Spur and Silver Valley South will see street repairs begin soon. The Board is requesting, receiving, and evaluating estimates for major concrete replacement on those two streets. This represents Part Two of the Capital Repairs Program started last summer, and it is the reason for your special assessment payment.
We hope to start work in April, and estimate that the repairs will take a month to complete.
Those of you who never frequent these streets may not know how badly they have deteriorated.
In addition to heaving and cracking of street and driveway panels, several of the drainage catch basins are so badly damaged that the snow plows routinely displace the steel grates (photo).
Hopefully this explains why so many trees had to be removed last summer; many were the "root" cause for this damage.
There will be some inconvenience, and we will post news updates here on a regular basis, as we did with Part One of the Capital Repairs Program last year.
Chimney Caps
Details
Board members did a walkaround recently to identify which of our chimney caps have never been replaced, or are in need of repair. In addition to the ground level inspection, crews from Ken Frank Roofing will be walking roofs now that the weather has broken, and they will make a closer and more detailed appraisal of chimney cap and chimney pan status and condition.
We currently have 11 caps and pans targeted for replacement.
The work will proceed as quickly as the weather and contractor scheduling allow.
Before You Change Anything...

Dear Residents,
Residents continue making changes to their unit exteriors and to the Common and Limited Common areas without Board approval. This is a clear violation of our governing documents.
Any alterations, modifications, additions or other changes to the grounds or to the exterior walls or roof of any unit must receive prior written approval of the Board. Alterations that violate these rules will be removed at the owners’ expense. - Rules and Regulations - pg. 6 A.
Alterations requiring prior approval include those to exterior doors, exterior windows, garage doors, gutters, downspouts and related drainage, Florida rooms, screened porches, decks, and landscaping.
Changes to Common and Limited Common area (everything outside the units) also require prior Board approval. “In limited common elements adjacent to each unit, the resident may plant flowers, rose bushes, evergreens and other decorative greenery. The maintenance of these planted items is the responsibility of the unit owner/resident. Trees (including fruit trees) and vegetables are prohibited.” Rules and Regulations - pg. 6 B.
The governing document of the Silver Valley Condominium Association states:
(g) Common Area means all of the Condominium property except the Units.
(p) Limited Common Area means those parts of the Common Areas reserved for the use of a certain Unit or Units to the exclusion of all other Units. A written Request for Change form must be completed and submitted to the management company for Board approval before you make changes. If you have already made changes without approval, you may be subject to Board action requiring you to remove or revise those changes, at your expense.
Several cases are currently under review.

Details
• Crews from Hook Home Maintenance are doing the Fall gutter cleaning.
• One last drainage project was added to this year's list. Due to a long slope that starts north of our property, runoff during heavy rains has caused occasional flooding at the rear of several units on Silver Valley Blvd - North. Crews from Impact Landscaping are constructing a drainage swail to route that water down the hiil toward the street drains.
• The Board is reviewing several contracts right now, and working with Associated Management to obtain the best contractor agreements available.

Lake Terrace Drainage 10.13.2014
Details
The crews from Impact Landscaping completed a big drainage repair Lake Side Terrace.
A French drain behind the lower end of Lake Terrace had stopped working altogether. To alleviate the drainage problem it caused, Impact cleaned the drain and added a serpentine gravel trench to capture and direct runoff to the main grate at the bottom of the hill.
The trench is being lined with landscape fabric to keep weeds from growing in the gravel.
Large boulders are being placed around the drain bowl to contain high water volume from heavy rains.
Similar projects earlier this year on Olson Spur and Ridge Side Court have been very effective.
Many of our garage doors are in bad shape. In fact, lower panels on several units have lost their paint entirely, and are starting to rot. We ask that all unit owners accept responsibility for cleaning and painting their entrance and garage doors, as needed.
Guest Parking
Guest parking is for guests. Please do not use the guest parking spaces for personal vehicles.
Children at Play
We have children playing on our streets. Please drive slowly, put down your cell phone, and watch for kids who may run in front of you.
Pets to be Leashed
All pets must be leashed when outside the condo unit. Dogs and cats. This is both a condo regulation and a city ordinance.
