The Common Area in Silver Valley is just that: Common. It belongs to ALL residents, equally.
Some residents have co-opted and revised Common Areas adjacent to their units, making changes without first consulting the Board.
This is unacceptable.
All changes must be submitted to the Board in writing, using the Request for Change Form available for download from this web site.
Any changes made to Common or Limited Common areas (other than the planting of flowers described in the Rules and Regulations), without prior Board approval, will be removed at owner expense.
News Update July 6, 2015
Details
On June 30, three members of the Board attended the sparsely attended levy information meeting held at Munroe Falls council chambers. The city is currently evaluating the possibility of floating a new levy proposal to address a growing budget shortfall. Sadly, fewer than a dozen residents showed up.
This week, crews from Impact Landscaping will be working on the island on Lake Terrace; repairing damage from our most recent torrential downpours; and planting trees in many areas where old trees were removed prior to repaving.
The Board did a walkthrough recently to identify and catalog various violations. Letters describing those violations have been sent to unit owners, as needed. The management company will conduct a follow up inspection to confirm that repairs are made and code violations corrected. Fines will be levied for ongoing noncompliance.
Recent heavy rainfall has caused significant damage and inconvenience to several unit owners. Runoff from residential areas outside our borders has overrun the normal drainage capacity in some yards and common areas, causing flooding and destroying landscaping. The Board has contacted the city, but we do not expect their support. The Board will soon meet with Summit Soil to conduct an evaluation of the issue, and search for remedies.
The photo to the left shows the drainage pipe on Silver Valley Boulevard, and the torrent of water that is being pumped into Silver Valley from a residential area outside the association bounadries.Call your council person and ask the city work to with us to correct a problem that is not of our own making.
Bob Willoughby braved the deluge to capture photos, which he later incorporated into a Powerpoint document outlining the problem. The document has been submitted to the city and to council members.

Landscaping Repairs Beginning 6.1.2015
Details
Crews from Impact Landscaping will be onsite next week repairing several areas throughout the association.
Repairs include:
all areas adjacent to concrete pours where topsoil and grass were disturbed to install the wooden concrete forms.
a new drainage swail will be installed behind units on LTD, with a new runoff drainage swail next to 160 LTD.
plant grass at 130 LTD and 98 OS
landscape common area in front of 109 and 113 OS
plant grass in bare spots where trees were removed at 211 LTD
replant warranty grasses at street entrances - no charge
Impact Landscaping
Details
The crew from Impact Landscaping has the association grounds looking good. The Board and management company are working to get them acclimated to our particular needs and the challenges associated with our hilly, wooded setting.
Some residents have asked if they can pay Impact extra to visit their flower beds and pull weeds more frequently than the already scheduled weed removal visits in our contract. The answer is a conditional yes:Those wishing to pay for added service themselves can call Impact (at 330.848.0036) and make separate arrangements for more frequent maintenance.
Weed pulling and added maintenance do not include any changes other than flower planting that are not first approved by the Board. These require submission of a written Request for Change and Board approval.
Drainage Fix - Lake Terrace
Details
The crew from Impact added a new drainage swail behind units on Lake Terrace.
Like other similar gravel beds added in the last year on our most of our streets, this swail better handles water runoff, moving it away from foundations and helping the walkway behind the units dry faster.
Paint Colors
Details
Paint colors still cause confusion. Some report getting nowhere when visiting the Sherwin Williams store.
Here's an update:
We went down to the Sherwin Williams store on Rt. 59 and asked the store manager to print out the labels for each of the three approved paint colors used in our community. (Click on the image to download a larger version.)
You do NOT have to use the deck trim stain for the horizontal deck surface. It is latex and does not sink into the wood grain like a true stain/sealer.
Page 5 of the Rules and Regs explains Decks in detail. Please note items D and E regarding deck stains :
A. All rear decks and front balconies are the responsibility of the unit owner. Refer to Paragraph (7)(iii) of the Silver Valley Declaration.
B. All decks and balconies are to be kept in good repair, as stated in Paragraph (12)(A)(I) of the Silver Valley Declaration.
C. If a unit owner fails to properly repair and then maintain decks and balconies after receiving notification from The Management Company and/or The Board of Directors, the Association may make needed repairs, and restore or otherwise correct the unsatisfactory condition. The Board will assess all related charges to the unit owner. Refer to Paragraph 11 (E) of the Silver Valley Declaration.
D. All wood rails and face boards will be stained brown. All iron rails will be painted with black gloss enamel. See Miscellaneous item E.
E. Unit owners, who prefer neutral or natural deck coloring may apply a clear wood finish. This finish requires prior Board approval and is applied at unit owner expense. Send requests for special deck finishes to The Management Company.
Many of our garage doors are in bad shape. In fact, lower panels on several units have lost their paint entirely, and are starting to rot. We ask that all unit owners accept responsibility for cleaning and painting their entrance and garage doors, as needed.
Guest Parking
Guest parking is for guests. Please do not use the guest parking spaces for personal vehicles.
Children at Play
We have children playing on our streets. Please drive slowly, put down your cell phone, and watch for kids who may run in front of you.
Pets to be Leashed
All pets must be leashed when outside the condo unit. Dogs and cats. This is both a condo regulation and a city ordinance.
