New Year, New Budget, New Monthly Fees
Details
We recently mailed all unit owners a copy of the Silver Valley 2016 budget. A letter sent with that budget explained the reasoning behind an increase in Association spending of approximately 4.5% in the coming year.
You will receive your 2016 payment booklets shortly, and your new coupons will reflect a corresponding 4.5% increase in your monthly maintenance fee payments. (Individual payments are prorated, based on percentage of ownership, so exact amounts vary.)
Those whose monthly payments are automatically deducted by Alliance Bank will receive a separate letter indicating the new monthly fee amount for 2016. This letter will also explain how to log in to your accounts to change the monthly auto deduction amount.
New Mailing Address for Associated Property Management

Effective November 9, 2015, our management company, Associated Property Management (APM), has moved to new offices.

The fee mailing address remains the same: Send fee payments to Alliance Bank as you have in the past.
Only one thing changes: send regular stamped mail to theSeville, Ohio address above. (Even if you mistakenly send mail to the old address, the postal service will forward the mail to the new address for six months.)

Damon Drive Dedication Completed!
Details
We are happy to announce that the dedication of Damon Drive as a city street has been completed.
The process to formally transfer the street from SVCA to Munroe Falls was initiated over a decade ago; the city has responded to several recent Board requests by filing the necessary papers. Board President Bob Willoughby signed the official documents after the measure motion passed by unanimous vote at the November 3, 2015 council meeting. Board Treasurer Paul Shope and former Board President Pat Miller were on hand to sign as witnesses; both gentlemen worked hard over the years to reach this goal.
You may not notice a change: The City and SVCA have periodically renewed a verbal agreement that the city would plow snow and maintain Damon, but there has never been a formal transfer of the street to Munroe Falls ownership. Now, a legal document ensures the continued maintenance and repair of Damon Drive by Munroe Falls, regardless of changes in office holders at city hall.
Association Parking Rules
Details
Residents must use the garage as their primary parking space, with the corresponding unit driveway used for allowed vehicles that do not fit inside the garage.
If the number of vehicles exceeds the combined garage and driveway parking space at any given unit, off-site parking must be used.
Overflow (guest) parking areas are meant for use by guests or service vehicles. Unit owners who need to use the guest area for an emergency or for occasions where unit repairs block access to normal parking space (see item1) are asked to contact the management company and inform them of the special circumstances and anticipated duration of guest parking use.
The guest areas are NOT to be used by residents for their personal vehicles on a regular basis.
Residents may not use any parking area to store vehicles, or to park disabled vehicles or those with expired license tags.
Parking on any grassed or lawn area is prohibited
Parking on the street is prohibited since it may block access by emergency, fire, and police vehicles.
Violators are subject to fines up to $25 per day; the Board reserves the right to tow violating vehicles at owner expense.
Parking signs at the main entrances to the Association property list the name and contact information for the towing company, in accordance with Ohio Law.

Flood Control Repairs
Details
To address the massive flooding caused earlier this year by uncontrolled rivers of muddy stormwater originating outside our property, the Board hired Impact Landscaping to build an overflow drainage swale on Lake Terrace.
The large pathway diverts flood water to a dry gravel bed when silt and mud clog the normal drainage system behind Lake Terrace, allowing raging stormwater to overtop the concrete retaining wall and bypass the normal drain pipe.
This is not a permanent fix, and it was not cheap, but the Board needed to install a bypass or face the possibility of personal injury or expensive damage to units. (Please see an earlier post on our site for background information on this issue.)
The Board is taking an active stance on this issue. Board members have attended city council meetings, and written to City Hall and council members asking for their assistance in redirecting the source of the stormwater away from our property. No solution has been offered so far to a problem that originates outside our property, and has already cost SVCA owners thousands of dollars.

Fall Walkaround with Impact Landscaping
Details
Board members and two representatives from Impact Landscaping walked the entire SVCA property in September to discuss our first year together. Topics included bush trimming and mowing concerns shared by unit owners with the manangement company.
A detailed list of problem areas and future projects was also prepared and discussed at that time.
Impact Landscaping continues to work with the Board to improve both their service and the landscaping in our community.
Many of our garage doors are in bad shape. In fact, lower panels on several units have lost their paint entirely, and are starting to rot. We ask that all unit owners accept responsibility for cleaning and painting their entrance and garage doors, as needed.
Guest Parking
Guest parking is for guests. Please do not use the guest parking spaces for personal vehicles.
Children at Play
We have children playing on our streets. Please drive slowly, put down your cell phone, and watch for kids who may run in front of you.
Pets to be Leashed
All pets must be leashed when outside the condo unit. Dogs and cats. This is both a condo regulation and a city ordinance.
