Our association has always struggled with severe soil erosion, due in part to our heavily treed hillside location. The common element on Damon Drive near Silver Valley Blvd is one such area; tree shade and exposed root systems make it difficult to plant, grow, and maintain grass.
Crews recently cleaned this area to remove old roots and other plant debris, and added a stone, water retention strip to slow runoff during heavy rains. They then added topsoil and mulch in the protected area below the rock, and planted fresh grass.
This work is part of an ongoing plan to freshen the public face of our property.
Landscape crews have been busy throughout the association.
They are removing unsightly overgrown bushes and rotted timbers in the small common areas between driveways.
After cleaning the areas, crews have planted approved flowers and small shrubs, mulched the area, and trimmed the borders with cut stone or rocks.

Our concrete contractor has replaced several severely damaged concrete sections on Lake Terrace Drive.
This driveway and a section of the street were removed and re-poured. A highway grade mix was used for the repairs; the new concrete was mesh reinforced and pinned to adjacent sections for added strength.
The street is now open for traffic.
Our governing documents prohibit garage, estate, and tag sales. There are several reasons for this, and they are significant.
We recently sought the counsel of our attorneys in this matter, and their opposition to any such sales is longstanding, detailed, and unequivocal. Their experience with such sales is filled with cautionary tales about how easily problems arise.
