Erosion Control Progress RSC/OS Part One

It sure looks like grass.
Landscapers planted a rye/bluegrass/fescue mix with a mesh retaining cover on the slope between Olson Spur and Ridge Side Court, and initial results are green and growing. Several large boulders were added as diverters to reduce washout, and the drainage swales were cleaned and restored with fresh gravel. The straw bales are temporary diverters to help reduce washout, and will be removed when the grass is established.
Our most recent cloudburst last week cut a few small tenches on the hillside, but crews from Impact were repairing and replanting them today (7.5.2017).
The same crews are working on similar issues on the eastern end of the property between Olson Spur and Silver Valley. This work includes similar erosion control measures, including treatment of areas where tree stumps were ground.
Erosion Control Repairs Begin
Details
Landscapers began work on the 2017 erosion control program between Olson Spur and Ridge Side Court earlier this week. The entire proejct has been delayed due to weather and scheduling conflicts.
Crews are adding topsoil and planting special shade-area grass in nets to hold the seed in place until it can germinate and establish roots. Large stones and temporary bales of straw are being placed on hillsides to help slow stormwater runoff. Instead of ground-wood mulch, pine needles are being used to mulch around trees to reduce the chances that it will be displaced by heavy rainfall.
Similar work will commence on the NE hillside between Olson Spur and Silver Valley Blvd as soon as the RS/OS work is complete.
Please stay offf the freshly planted areas to give the grass a chance.
Fire Hydrant Clean Up

Landscapers also cleaned up the mess made by the fire hydrant replacement at the end of Olson Spur.
Impact Work Schedule 6.7.2017
Details
Crews from Impact Landscaping will be working here this week, trimming, pruning, and mulching the public face of the association on Silver valley Blvd. and Damon Drive.
Next week, they will begin the larger projects already scheduled for this year, including drainage repairs behind Ridge Side Court and Olson Spur, and remediation of the area on Olson Spur where the large tree was removed to allow installation of a rew fire hydrant.
We provided a download option with an editable pdf that can be emailed to the property manager. (It is still available at the top of the SVCA web site home page.)
We mailed a paper form to each resident with SASE.
Thanks to all who responded. Since our original post, all but 30 of you have sent in completed forms.
If the remaining 30 do not respond shortly, we will mail them reminders .
Ohio statute states:
5311.09 Unit owners association records.
(A)
(1)The unit owners association shall keep all of the following:
(d)Records of the names and addresses of the unit owners and their respective undivided interests in the common elements.
(2)Within thirty days after a unit owner obtains a condominium ownership interest, the unit owner shall provide the following information in writing to the unit owners association through the board of directors:
(a)The home address, home and business mailing addresses, and the home and business telephone numbers of the unit owner and all occupants of the unit;
(b)The name, business address, and business telephone number of any person who manages the owner's unit as an agent of that owner.
(3)Within thirty days after a change in any information that division (A)(2) of this section requires, a unit owner shall notify the association, through the board of directors, in writing of the change. When the board of directors requests, a unit owner shall verify or update the information.
Annual Meeting 2017
Details
The Annual Meeting of the Silver Valley Condominium Association will be held on Wednesday, May 17, 2017 in the Graefe Room of the Cuyahoga Falls Public Library, 2015 3rd St, Cuyahoga Falls, OH 44221, from 7-9 p.m. Sign up starts at 6:30 p.m.
Notice of this meeting and proxy vote forms will be mailed to all unit owners or their legal representatives.
Many of our garage doors are in bad shape. In fact, lower panels on several units have lost their paint entirely, and are starting to rot. We ask that all unit owners accept responsibility for cleaning and painting their entrance and garage doors, as needed.
Guest Parking
Guest parking is for guests. Please do not use the guest parking spaces for personal vehicles.
Children at Play
We have children playing on our streets. Please drive slowly, put down your cell phone, and watch for kids who may run in front of you.
Pets to be Leashed
All pets must be leashed when outside the condo unit. Dogs and cats. This is both a condo regulation and a city ordinance.
