Letters of introduction have been sent to all unit owners by Associated Property Management LLC, our new management company.
If you have not received your mailing by October 15, please contact Associated and inform them.
Associated starts managing SVCA November 1, 2014.
Until the end of October, please continue to contact KareCondo for concerns, questions, and payments. Send your October maintenance payment to KareCondo.
Each unit owner should receive an envelope with the following:
a letter of introduction from Associated
two payment coupons with pre-addressed mailing envelopes for November and December 2014 (new coupon books will be sent out for 2015)
an information sheet that must be filled out and returned to the management company
a direct debit form for those of you who prefer this convenience for making monthly maintenance fee payments.

Update 10.1.2014
Details
John's Tree Service was back this week to remove several "problem" trees. A few were sick or dying; one was infested with the Emerald Ash Borer. Several others were potentially dangerous, or so close to units that their leaves clogged gutters as fast as crews could clean them. John's also removed several large bushes that were obstructing (and in one case damaging) our electrical meters.
The Board signed the contract with Associated Property Management on Monday. Letters will be going out to unit owners shortly explaining changes. We'll post updates.
The Board did a walkaround with a concrete contractor this past week to get our first quote for the major concrete repairs coming on Olson Spur and Silver Valley South, to be completed in 2015.
Looks like we have new neighbors. To those who have just moved in, our warm welcome and best wishes for a long and pleasurable residence here at Silver Valley.

Details
The Board is securing bids to cut down several more dead and dying trees, and to remove bushes that are blocking and damaging electrical panels at multiple units. Since last year's culling, more trees have succumbed to disease and old age, and several currently pose a danger to nearby units due their rotted state. Others are too close to units, or are dropping leaves into gutters causing them to clog and overflow between seasonal cleanings.
Bob Willoughby has marked several driveway panels with a black "X" mark, indicating that they are to be replaced due to damage, heave, or misalignment. He and other Board members will meet with a concrete contractor this week to discuss our options, and to prepare us for next year's completion of the capital assets repair project, which will include a combination of slab-jacking and slab replacement.

Management Company Update
The Board has been interviewing management company replacements, and we have reached a tentative verbal agreement with Associated Property Management LLC. To our collective relief, we had a tough decision to make between two well qualified finalists, both of whom made impressive presentations and offered a broad range of services, backed by years of experience. We will do all we can to ensure that the transition is seamless, and we will post details as we have them. Stay tuned.
Kare Condo will be our management company until the end of October, 2014. Nothing will change until November!

Dear Neighbor,
First let me personally thank each of you for your patience this spring and summer with all of the work that has been done in our community. I realize it has been disruptive, but the end results have been overwhelmingly positive; our community has never looked so good.
The changes you see reflect the Capital Budget Plan for 2014 and 2015, and your support of the special assessment to fund these repairs.
Our plan is on schedule and on budget. Our contractors have performed as hoped, and most have delivered added value, above and beyond their original commitments.
We thank also those of you who have painted garage doors, and planted flowers. Your efforts are noticed by all.
Summer 2014 Project Update
• Repair drainage: Ridge Side Court North side.
• Repair drainage: Olson Spur North side.
• Repair drainage: Lake Terrace Drive 188-200.
• Repair drainage: Silver Valley Blvd. 70-76
• Re-plant grass behind 82 Silver Valley Blvd.
• Replace electrical panel behind Silver Valley Blvd. South side.
• Replace termite traps behind Olson Spur.
• Remove old retaining wall behind 108 Olson Spur.
• Construct new stone retaining wall behind Olson Spur.
• Remove old retaining wall Silver Valley Blvd. South side: plant grass.
• Clean and re-landscape all street entrances. (Thank you to the Beautification Committee for their help and input on this project.)
• Complete exterior painting (all 111 units have now been repainted).
• Remove 47 trees that were destroying our concrete driveways and streets.
• Replace several damaged chimney caps; 9 more scheduled for replacement this year.
• Plant trees and shrubs in areas where trees were removed earlier.
Condo Management Company Change
I would also like to announce that effective 10/31/14 KareCondo will no longer be our Management Company. They decided on 8/15/14 to terminate our contract. I can tell you that their business model did not fit our business model. The Board is actively pursuing other companies that partner with us for the long haul, not just for today.
For the time being, please continue to send payments and contact KareCondo for day-to-day concerns; nothing will change until you get notification from the Board. We apologize for any inconvenience this may cause.

Painting Complete!
Details
The painting crews from Hudson Painting have completed the painting project, with all 111 units sporting a fresh coat of paint on stucco and trim, including downspouts and soffits.
Thanks to all unit owners who provided water and electricity to Hudson's painting crews.
Many of our garage doors are in bad shape. In fact, lower panels on several units have lost their paint entirely, and are starting to rot. We ask that all unit owners accept responsibility for cleaning and painting their entrance and garage doors, as needed.
Guest Parking
Guest parking is for guests. Please do not use the guest parking spaces for personal vehicles.
Children at Play
We have children playing on our streets. Please drive slowly, put down your cell phone, and watch for kids who may run in front of you.
Pets to be Leashed
All pets must be leashed when outside the condo unit. Dogs and cats. This is both a condo regulation and a city ordinance.
